Information we collect
When you browse the site
Our hosting provider processes technical request information needed to deliver and protect the site. This can include your IP address, browser and device information, the requested page, date and time, referring page and diagnostic or security information.
Analytics and consent-mode measurement
The Google tag loads with storage denied and can send limited cookieless signals about aggregate visits. If you accept analytics, Google Analytics can also use cookies and collect fuller interaction information, including pages viewed, approximate location, device and browser category, referral source and how the Atlas and research library are used. Google advertising signals and ad personalisation remain disabled.

We receive the details you include in your email and any later correspondence. Please do not send confidential property or personal information unless it is needed for your enquiry.
If you join the Property Evidence Briefing
We collect your email address, your optional first name, your consent choice and limited signup information needed to protect the form and keep an appropriate consent record. Your details are added to the Upgraded Intelligence updates list in our customer and communications system.
Why we use it
- To operate, secure and diagnose the website, based on our legitimate interests in providing a reliable public research service.
- To answer enquiries and correction requests, based on our legitimate interests and, where relevant, steps taken at your request before entering a contract.
- To understand aggregate readership through cookieless measurement, based on our legitimate interests in improving the public research service.
- To measure detailed interactions and improve the Atlas and publications using optional analytics cookies, but only with your consent.
- To send the Property Evidence Briefing and related research updates, but only when you have actively consented to receive them.
- To meet legal obligations or establish, exercise or defend legal claims where necessary.
Who receives information
We use Vercel to host and deliver the website. Google processes limited cookieless measurement signals and, if you accept analytics, cookie-based analytics data for us. Newsletter signup records are stored in Upgraded OS, our own customer and communications system, and may be handled by service providers acting for us when an email is delivered. We may also share limited information with professional advisers, suppliers working under our instructions, or public authorities where the law requires it. We do not sell personal information.
Some suppliers may process information outside the United Kingdom. Where that happens, we rely on recognised safeguards such as adequacy regulations or approved contractual protections.
How long we keep it
Google Analytics event-level data is configured to be retained for 14 months. Technical security and diagnostic data is kept only for the period needed to operate and protect the site. Correspondence is kept for as long as needed to answer the enquiry, maintain an appropriate record and meet legal obligations. We keep an active briefing subscription until you unsubscribe. We may retain a limited suppression and consent record afterwards so that we can honour your choice and demonstrate how the subscription was obtained.
Your choices and rights
You can accept analytics cookies or continue without them when the site first asks, and change that choice at any time through Cookie settings in the footer. You can leave the Property Evidence Briefing through the unsubscribe option in an update or by emailing us. Depending on the circumstances, UK data-protection law may give you rights to access, correct, erase or restrict your information, object to its use, or receive a portable copy. You can also withdraw consent without affecting earlier lawful processing.
