About these terms
These terms apply when you use upgraded-intelligence.com, the UK Property Atlas, our research publications and files made available through the site. By using the site, you agree to them.
Upgraded Intelligence is published by The Upgrade Authority Ltd, registered in England and Wales under company number 13983241. Our registered office is Henleaze House Business Centre, 13 Harbury Road, Henleaze, Bristol, England, BS9 4PN.
Research, not advice
The site provides general property-market evidence and research. It is not investment, valuation, financial, tax or legal advice and is not a recommendation to buy, sell, let or manage a particular property. Figures can be incomplete, revised or unsuitable for a decision outside their stated geography, period and method.
Read the relevant methodology, evidence period, coverage statement and limitations before relying on an output. You remain responsible for your own checks and professional advice.
Permitted use
You may browse, download and use public outputs for personal research, internal business analysis, journalism, teaching and commentary. When you reproduce a figure or finding, use the suggested citation where one is provided, name Upgraded Intelligence and link to the relevant publication.
You must not misrepresent our work, remove source or limitation notices, imply our endorsement, resell a substantial part of our database, or use automated access in a way that degrades the site. Contact us if you want a commercial data licence, custom extract or high-volume access.
Ownership and source rights
The site design, writing, analysis, original visualisations and database selection or arrangement belong to The Upgrade Authority Ltd or its licensors. Original public-sector and third-party source material remains subject to the rights and licences stated by its publisher. Nothing in these terms transfers ownership of our trade names or marks.
Availability and changes
We may correct, replace, withdraw or update an output when new evidence or an error requires it. We aim to keep stable publication codes and explain material revisions, but we do not promise that every feature or file will always be available.
External links
Links to original publishers and other websites are provided for context. We do not control their availability, content or privacy practices.
Our responsibility
Nothing in these terms limits liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation. Subject to that, we are not responsible for losses caused by using research outside its stated purpose or limitations, decisions made without appropriate checks, or events outside our reasonable control.
Privacy
Our privacy policy explains how personal information is handled, and our cookie policy explains the optional analytics used on the site.
Law and contact
These terms are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, subject to any mandatory rights you have as a consumer in another part of the United Kingdom.
