Comparable does not mean interchangeable.

Every layer keeps its own geography, period and analytical unit. Missing values stay missing; a map colour never fills a gap with an estimate.

Read the date first

Sale prices, provisional registration counts, rents and observed supply update on different schedules. The selected profile states the applicable period.

Use percentiles as position

A percentile describes where an area sits among places with comparable evidence. It is not a forecast or quality score.

Treat yield as a proxy

The gross-yield layer combines area-average rent and price. It does not match the same property or deduct voids, finance, tax or operating costs.

Keep observations bounded

Observed short-stay records are allocated from grid cells. They are neither a census of the market nor a guaranteed count of unique dwellings.
