UK property market in September 2026

The latest ONS release puts average UK private rent at £1,400 in August 2026, 3.8% higher than a year earlier. Annual rent growth was 3.7% in July. Average UK house prices reached £273,000 in July, 1.4% above a year earlier, after 1.5% growth in June. The rent and price figures describe different months and different kinds of evidence. Both recent estimates are provisional and may be revised.

Local markets differ

The national price average hides a wide spread. In the year to July, the ONS reports a 3.3% fall in London house prices and a 4.9% rise in the North East. Those regional changes cannot be assigned to a particular property. The UK Property Atlas gives local authority readings with the evidence month beside each measure.

Interest rates set a different context

On 17 September, the Bank of England announced that Bank Rate would stay at 3.75%. Six committee members voted to hold and three voted to raise it. That decision matters to financing conditions, but it does not turn an area average rent or sale price into an individual investment return.

The Atlas gross yield proxy compares area average rent and price for the same month. It excludes costs and does not match the same homes. Observed short stay supply follows its own dated release and should not be read as an official rent series.
